Tenant improvement work sits between a landlord, a tenant and a lease commencement date, and any one of those can derail a schedule that was never generous to begin with. We handle the coordination that comes with working inside somebody else’s building, from landlord approvals and shared services to access restrictions and neighboring tenants who are still trading. Involving us before the lease is signed gives you a realistic view of what the space will cost to fit out while you can still negotiate on it.

Our Process
How We Work
Space Assessment
We walk the space with you, review the lease obligations and the existing conditions, and identify what the building will and will not allow.
Budgeting and Landlord Approvals
Costs are developed alongside the drawings while we work through landlord sign-off and permitting in parallel rather than in sequence.
Fit-Out
Tight site management with proper protection of common areas and adjacent tenants, worked around building access hours where those apply.
Handover and Occupancy
Final inspections, complete punch list, and a handover timed so you have the space in hand ahead of your lease commencement date.

Where We Build
New West Building Company takes on tenant improvement work across all five of our markets, from our base in Jackson to our offices in Alpine, Driggs, Park City, and New England. Commercial landlords and building requirements differ considerably between these markets, and knowing how a particular building or authority operates saves time that a fit-out schedule rarely has spare.

An Impressive Track Record
Why Us
The New West Difference
Fit-out work is unforgiving because the deadline belongs to a lease rather than a builder. New West Building Company has been delivering tenant improvements since 2002 across Wyoming, Idaho, Utah, and New England, working with tenants and building owners who need a contractor that understands landlord requirements, building access constraints, and what a delayed occupancy actually costs.
Construction is art and craft, but efficiently managing the project is a science. We hold ourselves and every subcontractor and partner we work with to the highest standard, delivering on time and at a level of quality that precedes our reputation. Every client gets on-demand access to schedule, budget, change orders, and finish selections through Procore, so you are never waiting on a phone call to find out where things stand.

Get in TouchFrequently Asked Questions
A tenant improvement is work carried out to adapt a commercial space for a specific tenant, covering anything from a straightforward office fit-out to a full remodel of trading retail or restaurant space. The work may be paid for by the tenant, the landlord, or shared between them under the lease.
Most fit-outs run between two and six months depending on the scope, the condition of the existing space, and how quickly landlord and permit approvals come through. Approvals are more often the constraint than the construction itself, which is why we start them early.
We build the schedule backwards from lease commencement and flag early if anything threatens it. If the date is not achievable we will tell you at the outset rather than partway through.
Yes, where the tenant wants us to. Landlord approvals, building rules and coordination with base building services are a normal part of this work, and handling them is usually quicker than passing everything back and forth.
